HIRE A KNOWLEDGABLE & EXPERIENCED AGENT
Although there are an infinite amount of Realtors and real estate agents in almost any given market, NOT ALL AGENTS ARE CREATED EQUALLY. This is one of the MOST important things to remember when selecting a licensed real estate professional to represent you. An individual is not qualified to sell your house just because they have an active real estate license. Due your due diligence. Do they have experience? Do they typically represent buyers or sellers? Are they full time in the industry? The amount of years that someone has worked in real estate is not always indicative of an exceptional agent, but it does go a long way. Many times however, the newest and least experienced agents are more hungry, more resourceful, and more eager to go above and beyond to ensure you have an excellent experience. Nonetheless, pick your agent carefully (If you need a listing agent, we can set you up with one of our many exceptional agents to best assist you). With that said, the most important trait to look for when selecting a listing agent is someone you can connect with, someone who you genuinely feel will have your best interest throughout the entirety of your transaction. HIRE A PROFESSIONAL PHOTOGRAPHER
Presentation is everything. Work with your real estate agent to schedule a professional photoshoot of your home. If they are a true listing agent, they should have a professional stager and photographer on speed dial. If you would prefer to limit the amount of showings, you can arrange to have a 3D walkthrough created. This visual element is captured by using a Mattaport camera. 3D walkthroughs are not entirely necessary, but they do provide a more immersed online experience, which in many cases can provide a buyer enough confidence to purchase sight-unseen. LIST YOUR HOUSE ON THE MARKET
If you truly want to sell your house, you need to list it on the market. Although there are instances in which your house can be a pocket listing or off market deal, listing your house on the MLS is the best and most effective method in getting a buyer to purchase your home. Before your listing goes live you will need to discuss pricing and strategy with your agent. How much are you going to list your house for? Who is going to be present during the showings of your house? Will your house be staged during this sales process? These are all key questions which need to be addressed prior to your listing becoming active. Make sure your listing agent spends time discussing each of these points so that your listing can be marked "Pending" as quickly as possible!
REVIEW AND NEGOTIATE OFFERS
So your listing is live and now people are beginning to show interest in your property. Buyer agents are sending your agent offers and the closing table is so close you can almost feel it. This is where the true value of your listing agent comes in to play. Remember, your agent isn't compensated to strictly compile photos and upload your property onto the MLS. The value your agent brings to the table is in their ability to sort through offers and ensure that you, the seller, are getting the best possible offer for your home. Your agent should be negotiating the terms of the sale to be most favorable for you. Be aware of the full offer rather than just their offer price. How is the buyer paying? Cash or financing? What type of financing? What is their down payment amount? How soon are they looking to close? Is the buyer requesting any contingencies? Is the buyer requesting any credits or personal property? These are all valuable questions which need to be answered, especially the ones concerning the financing. This is VERY IMPORTANT, lending requires appraisal. LENDING REQUIRES APPRAISAL. Discrepancies between the purchase price and the appraisal will cause issues which can ultimately result in a buyer backing out. Review all of your presented offers with your licensed agent and make the best informed decision. Remember, you can always counteroffer!
ACCEPT AN OFFER & PROCEED TO CLOSING
You've accepted an offer and are eager to close. Speak with your title company and make sure you have all of the necessary documents needed to finalize the transaction. Your title agent should be doing everything to make this process simple and stress free. After organizing all of the requested documents, take a deep breath and prepare for closing. You're at the finish line and before you know it you will be celebrating the sale of your "Old" home!
